Property Size: Lot D is 2.37 acres with 200 +/- feet of lake frontage
Location: The property is located in Western Michigan about half way between Ludington and Pentwater, just east of the U.S. 31 expressway.
Directions: From the U.S. 31 expressway, take the south Ludington exit (Business Route 31). Turn south on Pere Marquette Highway. Go 1/2 mile past Chauvez
Road (west). This is the access road to the lots. It is gated. Go 1/2 mile west on this private road (Bald Eagle Drive) to the property (see attached survey).
Hopkins Lake: The lake is known locally for its excellent fishing. Species include pike, bass and pan fish. The lake is about 80 acres in size, and is up to 30 feet deep. Fishing boats and pontoon boats are encouraged, but personal watercraft and speed boats are discouraged. It is the objective of residents to keep this a quiet, peaceful, natural environment.
Wildlife: The area abounds with deer, turkey, ducks, geese, swans, beaver, woodchucks, squirrels, rabbits, hawks, eagles, turtles, raccoons, songbirds, herons, and several species of fish.

Area: This part of Western Michigan is a very popular resort area. Nearby Ludington and Pentwater are Lake Michigan ports. Both have state parks. There are miles of unspoiled Lake Michigan beaches open to the public. The Pere Marquette River, just north of the property, has been designated a National Scenic River. Dune buggies are welcome at the Silver Lake sand dunes, just south of the property. Lakeside Links Golf Club adjoins the property to the north and east, and is open to the public. The Lake Michigan car ferry crosses Lake Michigan from Ludington to Manitowoc, Wisconsin during the summer months. The Manistee National Forest is just a few miles east.
Utilities: Great Lakes Energy electric and Verizon phone service are on each lot. Several area wells have provided good water at about 100’ depth. Each lot has been pre-approved for septic systems.
Access: The lot is approximately 1/2 mile from a county maintained road, Pere Marquette Highway. Access is via private road, which has been paved up to each lot. Each lot owner is responsible for a proportionate share of road maintenance expense. Should additional lots be accessed off this road in the future, they, too, shall bear a proportionate share of maintenance expense.
Schools: The lot is in the Ludington Public School District.
Taxes: The millage rate will be provided upon request.
