Property: Approximately 456 acres in Townships of Thompson and Huron Shores, District of Algoma, Ontario, Canada. The property is wooded. There is approximately 1/2 miles of frontage on the Mississagi River. A railroad track goes through the property parallel to the river. The property was recently improved with walking trails, an internal road that accesses the riverfront, and cleared building sites along the river. A crossing over the railroad tracks is being applied for.
Location: The property is located about 70 miles east of Sault Ste. Marie, Ontario, and about 7 miles east of Iron Bridge, Ontario. Take Highway 17 East from Sault Ste. Marie past Iron Bridge about five miles to Dean Lake Road. Turn south (right), and go across bridge to the second road. Turn east (left). Go about two miles to where road bends sharply to the right. The road enters the property at its western boundary at that point, and continues south along the property line.




Soil: The soil is sandy in most places. There are large rock outcroppings within the property. The water table is near the surface in places.
Vegetation: The property is almost all wooded, with poplar, birch, pine, cedar, spruce and hemlock. It has not been timbered recently, and there is some timber value.
Access: Access to the property is via public road. There is a newly constructed road within the property, providing access from the western boundary to the east
Area: The area is primarily wooded. The southwest corner of the property is within 1/2 mile of the North Channel of Lake Huron. Government land adjoins the property to the south. The river is the north boundary, with the exception of one area, where the property crosses the river and extends to Highway 17, providing access to the river from the highway. The public road along the west side of the property extends south and east along the shore of Lake Huron, where several cottages are located.
River: The Mississagi River is boatable along the property. There are five dams on the river upstream from the property, and the water level can vary, depending upon the quantity of water released from the dams. Walleye, pike, catfish, bass, steelhead, salmon and sturgeon are caught in the river. The river flows into the North Channel of Lake Huron a few miles downstream from the property. Mississagi mean "river with a wide mouth" in Ojibwe.
Wildlife: This is excellent hunting property. Whitetail deer, moose, bear, grouse, ducks and geese can be found on the property.




Utilities: Power is on the northwest corner of the property, along the access road.
Taxes: 2006: $2,277.12 Canadian. (Equivalent to $1,935.67 U.S. as of December, 2006.)
Minerals: The government owns the mineral rights for the middle 1/3 of the property. The east and west parcels come with mineral rights.
Timber: Timber rights come with the property.
